Title problem holding up a sale? Let's talk it through.
A clouded title, an old lien, a missing signature from an heir, or a boundary question can make a property feel unsellable. It's often more workable than it seems, and we're willing to look at situations other buyers pass on.
Title issues we commonly see
An old lien or judgment attached to the property. A deed that was never properly updated after a previous owner passed away. Missing signatures from an heir or co-owner. A boundary or survey discrepancy that surfaced during a prior sale attempt.
How this usually works
We'll start by understanding what the actual title issue is and how it showed up, often through a title company or a prior attempted sale. From there, we can talk about whether it's something that can be resolved before closing, or structured around.
A title company or real estate attorney will typically still need to be involved to clear or work around the issue; we are not a substitute for that step, but we can often move forward in situations where a traditional buyer and their lender would simply decline.
